The BUILDSAFE® Scheme is primarily designed to be used from the start of the project - before any contracts are signed and before any money is paid over. However there may be instances where parties have a need mid way through the contract for an independant Trust Account to hold a payment/deposit for work/supplies, please contact us with your specific requirements to see if we may be able to help you.
The decision to use BUILDSAFE® can be made by either the home owner/principal, the builder or a supplier (in the case of kitchens or new windows) and it is likely that the other party will agree to use the BUILDSAFE® Scheme as it provides protection and security for both an owner and a builder or supplier. In fact if you were to suggest the Scheme to the other party and they were hesitant or showed no interest in using the Scheme, this may be a warning sign you should not ignore; if they are a Builder/Contractor they may need YOUR deposit to pay old bills or if they are an owner it may be that they simply don't have the cash up front to pay for the deposit!
All that needs to happen for is for you to REGISTER YOUR INTEREST in using Buildsafe (on our homepage). Once you have done that, there will be a couple of simple forms that you need to complete so that we have the basic information about the project such as the names of the parties, the expected start date of the work and the budget. We will take care of the majority of the "paperwork" so that you can carry on with your building project.
I HAVE REGISTERED MY INTEREST - NOW WHAT?The BUILDSAFE® scheme is started when one party registers their interest to use the service.
On receipt of that, BUILDSAFE® will issue a conditional Notice of Acceptance confirming Registration and providing a date for payment of the relevant Security Amount (the deposit) and BUILDSAFE Registration fees in order to start the Scheme. If payment of the Security Amount is not made by the required time, the Notice will be cancelled by BUILDSAFE®.
BUILDSAFE® will then provide the Owner and the Contractor with a Notice confirming that the Scheme in relation to the particular building project is fully effective when the Security Amount has been paid. Once a Contractor’s registration in the Scheme has been confirmed, the Contractor may apply to Register Subcontractors in respect of the same building project by completing the Subcontractor Registration Form available in the members only area of the Website. |
